Our aim is always to find you the perfect property with the minimum of fuss. Our friendly and hassle-free service takes the stress out of sourcing a home which is in the right location and which suits your requirements.

Finding a property

The first step in the process of finding your new home is to provide us with brief details about yourself and the type of accommodation you are looking for. We will search our database for suitable properties for you to view. If you don’t need to move as a matter of urgency, we will log your details so that we can contact you immediately when the right properties become available.

It is wise to start looking about a month before you wish to move as the nicer properties are usually viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months and may be renewed if all parties are in agreement.

Please note that for your safety and peace of mind:
  • All of our managed properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safety
  • All Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.


Viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of our staff who can provide advice and answer any questions you may have.

Fees to tenants (Pre 31st May 2019)

Upon reserving a property, applicants will be required to pay our agency fees as follows:

First applicant: £150. Subsequent applicants and/or any guarantor: £50. These charges cover our referencing costs. There is a £75 admin charge for drawing up the tenancy agreement and inventory. Tenancy Renewal Fees £50 per tenancy. Check out fee £25. We do not charge VAT. The fees are non-refundable.

In addition to the above charges, you will be required to pay a holding deposit (AKA reservation deposit). This is usually a minimum of £200.

Providing the tenancy goes ahead, the holding deposit will be deducted from the first monthly rental payment and the tenancy deposit, both of which must be paid before you move in (see below).

In the event that the landlord declines to grant the tenancy, the Holding Deposit will be refunded to you in full. However, the holding deposit will not be refunded if you decide not to proceed for any reason or if you fail to provide complete and accurate information in your application.

Fees to tenants (From 1st June 2019)

As well as paying the rent, you will also be required to make the following permitted payments.
Permitted payments

Before the tenancy starts (payable to Ryanjay Estate Agents ‘the Agent’)

Holding Deposit: 1 week’s rent
Deposit: 5 weeks’ rent

During the tenancy (payable to the Agent)

Payment of £50 if you want to change the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3%.
Payment for the reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
Payment of £10 per week for the agreement of keeping pets at the property (subject to Landlord consent)

During the tenancy (payable to the provider) if permitted and applicable

Utilities: gas, electricity, water
Communications: telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax

Other permitted payments

Any other permitted payments, not included above, under the relevant legislation including contractual damages.


As a minimum, we will require satisfactory references from your employer (or college) and a previous or current landlord together with a credit reference report.

We may also require a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.


Rents are normally quoted on a per calendar month basis and are payable monthly in advance. The tenant is usually also responsible for council tax, water rates, gas, electricity and telephone costs. All rents are payable by bank standing order to our company bank account or your landlord's bank account.


A security deposit will normally be required, and the amount will usually be equal to one month’s rent. This deposit will be treated in accordance with the Deposit Protection Scheme regulations, and you will be provided with the appropriate prescribed information together with the details of the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by any tenant to cover their rent.
